Gross is not net
Any agent can quote a gross yield: annual rent over purchase price. It ignores the service charge, the agency fee, the DEWA connection, the void weeks between tenants and the annual maintenance. Ask us for the net on any building and we will send the full working — including the buildings where the answer is disappointing.
We do not publish blanket yield figures. They vary by building, floor and unit, and a headline number that is not yours is worth nothing.
